The Capital
New Hall Place , Liverpool ,

At 390,000 sq ft (36231 m2) The Capital is Liverpool’s largest office building. Its position on Old Hall Street means it stands at the heart of the city’s office core.
Formerly known as New Hall Place, the property was acquired by Downing in April 2006 from Royal & SunAlliance, who commissioned the building in the 1970s and remain in the building as a tenant. As the purpose-built headquarters of a single company, The Capital was created with prestige and longevity in mind and was decades ahead of its time.
Constructed to standards that would be too expensive to replicate today, The Capital is an iconic high specification building, offering very large floor plates. Downing is now developing plans to sensitively upgrade and refurbish the interior, providing a full range of services, including a 250-seat theatre for conferencing and fully serviced meeting rooms.
With some 100,000 sq ft (929 m2) available to let, Downing will open up this powerhouse of a building to the Liverpool business community.
The office accommodation is divided over 17 levels, including extensive underground car parking. The Capital boasts a stunning specification. The building is so well designed, for example, it requires very little heating and has a low environmental impact.
Liverpool’s renaissance, boosted by its designation as European Capital of Culture 2008, is driving demand for premium office space. Downing is leading the way in meeting this requirement as the city‘s economy expands.
