Downing nears completion on Graeme House refurbishment

Downing is progressing a major upgrade and overhaul of the last remaining space in Graeme House to create 12,405 sq. ft of new Flexi-Office space in Liverpool city centre.

Two vacant wings in the building, which is situated on Derby Square, are being refurbished to create 15 Flexi-Offices ranging in size from 170 to 3,600 square feet.

The space in Graeme House is part of Downing’s expanding Flexi-Office portfolio, which is spread across landmark city buildings including No.1 Old Hall Street and the Grade II Listed Port of Liverpool Building on Liverpool”s World Heritage waterfront site.

The building is rapidly becoming a hub of training, skills and recruitment specialists in the city. Current tenants include recruitment companies Reed and Blue Arrow, and national training provider for apprenticeships Aspire Achieve Advance Ltd.

The refurbishment, which is due to complete at the start of June, will deliver high-quality comfort-cooled offices, with the option of instant connectivity via Metronet’s Superfast Broadband.

As part of the Flexi-Office offering, tenants will also be able to get the layout they need by letting adjacent office suites, removing the need for expensive fit-out and dilapidations costs.

“It’s great to be nearing completion on this refurbishment which will deliver a host of new Flexi-Offices for tenants in the city. Appetite for our Flexi-Office offering has been strong since we first launched the concept in 2012 and we are very pleased to see that demand is continuing to grow and pick up pace in line with the upturn in the economy.

“Graeme House is a landmark building set conveniently between Liverpool’s bustling city centre and its business district, so it’s a great location for businesses. We look forward to seeing works complete and to welcoming new tenants to the building.”
